ModernCikande: The Largest Industrial Estate in The West of Jakarta

Throughout 2016, ModernCikande recorded total land sales of 28.5 hectares. This result follows the successful achievement of the previous two years.

RumahHokie.com (Serang) – Among several industrial areas in Serang Regency, ModernCikande Industrial Estate is one of the largest in the west of Jakarta.

Developed by PT Modern Industrial Estate—a subsidiary of PT Modernland Realty, Tbk—ModernCikande is located in Cikande, Serang, Banten, about 68 Km from Jakarta, 75 Km from the Port of Tanjung Priok, and 50 Km from Soekarno-Hatta International Airport.

ModernCikande is also accessible via the Jakarta-Merak freeway and Ciujung toll gate. With such location, ModernCikande has very close access to three major ports: Ciwandan, Cigading, and Merak Mas.

“Currently the government has completed construction of Cikande toll gate, which is planned to be operated this year and ModernCikande industrial area can be accessed only 900 meters from the toll gate,” said Pascall Wilson, President Director of PT Modern Industrial Estate.

Pascall explained, with the total land of 3,175 hectares, the area that has been developed to reach 40% with the remaining landbank of about 1,500 hectares.

More than 200 local and multinational companies of various types of products run their business at ModernCikande Industrial Estate, including companies that produce chemicals, F&B, and building materials.

Infrastructure, Facilities, and Sales
Beside selling ready-to-build industrial land, ModernCikande Industrial Estate is also equipped with quality infrastructure, facilities, and estate management.

For example, some facilities have been established in the area, such as shops, clinics, post office, banking offices, and canteens.

Through its subsidiary PT Modern Asia Hotel, PT Modernland Realty Tbk. have been building a new hotel: Swiss-Belinn ModernCikande.

Built on an area of 7,750 sqm with 10,640 sqm building area, the IDR125 billion hotel will have 10 stories with a total of 165 rooms. Swiss-Belinn ModernCikande is planned to be finished by the end of 2017.

Throughout 2016, ModernCikande recorded total land sales of 28.5 hectares. This result follows the successful achievement of the previous two years (2014 and 2015), which recorded the highest land sales in Jabodetabek according to data released by Colliers International Indonesia.

“We are optimistic that sales in 2017 will increase in line with the improving global economic conditions and tax amnesty policies. This is evident from the purchase activity of land in ModernCikande by some new customers in early 2017, which increased compared to the first quarter of the previous year,” Pascall explained.

This year, ModernCikande is also continuing to develop a number of facilities, including the construction of a Water Treatment Plant (WTP) with an initial capacity of 100 liters per second, improvement of main road and secondary road infrastructure, cut-and-fill work of 500 hectares (phase five and six), and additional land acquisition of 200 – 300 hectares.
